Letting & Property Management Fee Structure

Let Only Service

  • Fee: 8% of the agreed annual rent + VAT
  • Service Includes:
  • Market appraisal and rental valuation
  • Professional marketing (including major property portals)
  • Arranging and conducting viewings
  • Tenant referencing and credit checks
  • Preparation of the Assured Shorthold Tenancy Agreement
  • Collection of first month’s rent and deposit
  • Deposit registration with an approved scheme

Letting & Rent Collection Service

  • Fee: 10% of the monthly rent + VAT
  • Service Includes:
  • All services included in the Let Only package
  • Ongoing rent collection
  • Monthly landlord statements
  • Chasing late rental payments
  • Annual rent review advice (if required)

Full Management Service

  • Fee: 15% of the monthly rent + VAT (depending on property and portfolio size)
  • Service Includes:
  • All services included in the Let Only and Rent Collection packages
  • Full day-to-day management of the property
  • Handling tenant queries and maintenance issues
  • Arranging repairs and maintenance through approved contractors
  • Periodic property inspections
  • Compliance monitoring (gas safety, EPC, electrical safety etc.)
  • Managing deposit disputes (if applicable)
  • Serving relevant notices if required

Additional Services (if required)

  • Tenancy Renewal: £400 + VAT
  • Inventory & Check-In / Check-Out: From £120 + VAT (depending on property size)
  • Court Attendance: £150 + VAT per hour
  • Arrangement of Gas Safety Certificate: £100 + VAT
  • Arrangement of Electrical Safety Certificate: From £150 + VAT
